What the score measures
The Buyer Leverage Score measures how much negotiating power a buyer is likely to have in a specific ZIP code right now. A lower score means sellers are generally in a stronger position, while a higher score means buyers may have more room to negotiate on price, credits, repairs, or timing. It is not a prediction of what any one home will sell for. It is a market-read that helps you understand who has more leverage in that area today.
Signal families
The score is built from several types of housing-market evidence, not just one number. That includes recent listing activity, how quickly homes are going pending, how close homes are selling to asking price, local price direction, inventory and supply patterns, and broader local context such as ownership and demographic stability. Looking across these different signal families helps the report separate a truly buyer-friendly market from one that only looks soft on the surface.
Confidence and data quality
Confidence reflects how complete, current, and historically reliable the underlying data is for that ZIP code. The score is calibrated against real market outcomes, which means it is tested against what actually happened in similar conditions rather than generated as a generic opinion. That is also why this cannot be replaced by ChatGPT or Claude alone: a general AI model can explain market concepts, but it does not automatically maintain, validate, calibrate, and score ZIP-level housing data against real historical performance. This report is grounded in structured market data and tested methodology, not just language generation.
